The Building Process
In an effort to help you, our valued potential customer, better understand the whole start-to-finish process of a large scale renovation or custom build, we have attempted to break out the various stages of design and construction and describe them to you in more detail in order to assist you in your understanding of how this process works.
1. Determine what it is you want to do
This phase of the project represents the earliest stage of planning for your new home, cottage or renovation project. Ideas are born from fulfilling a dream, or from making a positive change to your existing home or cottage to meet a need, or fix a deficiency in your current environment.
Once you are clear on your ideas you need to start thinking about budget.
2. Budgeting for the project
There is no point in planning for an elaborate new home or renovation if your budget won’t allow for it. So at the budget planning stage it is important to determine what is truly possible from a financial perspective.
There are two ways to approach the design when it comes to discussing the budget for your project.
You can withhold the information pertaining to your budget from us and have us first work up an estimate for you without any understanding of your entire budget.
In this case in the end, you may find that we are significantly apart on your respective ideas as to what it will take to complete the work, or it may be that we are close in your budgeting ideas and this approach will confirm your thinking.
The second and most preferred option is to openly discuss your budget with us up front so that we can let you know if it is realistic. If you have an open, honest and trusted relationship with us working together in this manner can be a much more effective way to accomplish your goals.
After you have an idea of what you would like to build and have decided on a budget it is time to get started on the design process. Waddell Custom Homes will help you with preliminary designs to help you choose building dimensions, floor plan and exterior elevations. Once you have a design you will be able to see what it will look like.
We encourage you to spend as much time as needed on the design process to make the necessary changes before the construction drawings are completed. Changes are easily made before the construction begins.
Once the floor plan and elevations are finalized we will then create the structural drawings which are required to obtain a building permit.
4. Permits and Planning
Once your plans for your new home, cottage or renovation are finalized and drawings are complete you can apply for permits. When building close to lakes or rivers often minor variances or amendments to zoning by laws are needed. Permits are needed for installation or upgrading of septic systems. Waddell Custom Homes will obtain all necessary permits and approvals on your behalf. With years of experience working with building officials and township council this often expedites the process so the building can begin as soon as possible.
5. Beginning of construction
After all the proper permits are obtained Waddell Custom Homes will work with you to form a building timeline. Having a timeline allows you and Waddell Custom Homes to have a realistic schedule of building stages and completion. Each stage of the building process requires different decisions to be made by you the customer to keep the process running smoothly and efficiently. The building timeline will keep you and Waddell Custom Homes on track to ensure that all necessary decisions have been made before they are needed.
6. During construction
Waddell Custom Homes will work with you closely during all stages of the building process. We will communicate with you if there are any changes needed or you require more information to make a decision about specific changes. We work hard to keep you up to date with the progress of the project and to inform you of any changes to the building timeline. Sometimes life can be hectic and you may be unable to attend the job site as frequently as you would like, we will gladly e-mail photos of the project to you. During this phase you may be overwhelmed with the decisions that need to be made to keep the build progressing. 7. End of construction
This is an exciting time in the building process. Waddell Custom Homes asks all customers to come in and thoroughly inspect your new home, cottage or addition for any details that you would like changed. After your changes are made by Waddell Custom Homes and you are satisfied, your new home will be cleaned and ready for you and your family to move in!
8. After construction
Waddell Custom Homes covers your new home with a two-year workmanship warranty. If you are looking for services to help with the care of your new home or cottage we can help you find cleaning, lawn care and snow removal services.
At Waddell Custom Homes we are always happy to work with a designer or Architect of your choice, but if you don’t have a preferred designer we would be glad to take the design from start to finish with you. We will start with a site meeting to discuss your needs and allowances for your specific property. Following your site meeting we will work through your design, showing you different options and floor plans for you to choose from. Once you have settled on the design of your choice we will then finish the construction drawings for permits.
Weather you already have a preferred architect or designer or wish to work with our team, it is our goal to make sure you are completely satisfied with your plans before we start to build.
